Who we are

A team you can call
at 9pm on a Sunday.

The Sell Group was founded by James Sell on a simple idea: most people only move a handful of times in their life, and they deserve an agent who treats each one like it matters. James partnered with his wife Devon, who spent her early career inside title and escrow at Old Republic, and the two now run listings and buyer representation across three counties.

They are Bay Area natives and current residents, which is the part that shows up in the work: hyper-local pricing, an enormous local network, and a straight answer about what a home will actually trade for. Single-family homes, townhomes, condos, TICs, fix & flips, investment property and 2–4 unit buildings.

Enthusiastic, meticulous, and honest about the numbers. That is the whole pitch.

Where we work

Three counties,
one network.

Most agents pick a side of the Golden Gate. The Sell Group works both, which matters when your buyer is leaving the city or your seller is heading north for space.

01

Marin County

Novato · Mill Valley · Corte Madera · Kentfield · San Rafael

Home base. James and Devon live and work here, and the majority of their closings sit inside the 101 corridor, from Novato ranch homes to Kentfield estates. They know which streets flood, which schools drive premiums and which listings will trade before they hit the MLS.

Marin County
02

San Francisco

Pacific Heights · Noe Valley · Forest Hill · Inner Richmond · Sunset

Single-family homes, condos, TICs and 2–4 unit buildings across the city, including a $5.55M two-unit sale on 7th Avenue. City product needs a different playbook than the North Bay, and they run both.

San Francisco
03

Sonoma & the North Bay

Petaluma · Southern Sonoma · East Bay on referral

Where Marin buyers go for land and value. Multi-unit and investment product included. A nine-bedroom, $2.17M building on Wilson Street in Petaluma is one of theirs.

Selling with us

What the first 30 days
actually look like.

01 · Walkthrough

We tour the home, note what buyers will price against, and leave with a punch list sorted by return on spend, not a wish list.

02 · Pricing

Comparable sales, live competing inventory and days-on-market for your micro-market, written down, with a net-proceeds sheet at three price points.

03 · Prep & launch

Trades, staging, photo and video scheduled around your life. Devon runs the calendar so you are not chasing contractors.

04 · Offers & close

Every offer compared side by side on price, terms and risk of falling out. Then escrow handled by someone who used to work inside it.

Free, no obligation

What is your home worth today?

Get an instant range based on recent county sale prices per square foot, then James and Devon follow up with a real, walked-the-property opinion of value.

Why the range is wide. An algorithm cannot see your kitchen, your view, your street noise or the fact that the house next door sold to an all-cash buyer in nine days. Treat this as the starting bracket – the walkthrough is where the number gets real.

No card, no spam, no drip campaign. One follow-up call or text, and then we leave you alone unless you ask.

Questions

Straight answers.

Do we work with both of you, or just one?

Both. James and Devon are a married team and split the work by strength. James runs pricing strategy, negotiation and the listing side; Devon runs prep, escrow and the details, drawing on her background as a title and escrow account executive at Old Republic. You get two agents for one commission.

What kinds of property do you handle?

Single-family homes, townhomes, condos, TICs, fix & flips, investment property and 2–4 unit buildings, across Marin, Sonoma and San Francisco County.

How do you price a home?

With comparable sales, current competing inventory and days-on-market trends for that specific micro-market, then a written recommendation and a net-proceeds sheet so you can see what actually lands in your pocket at each price.

What does it cost to get an opinion of value?

Nothing. A walkthrough and a written pricing opinion are free, whether you list this month or in two years.

How fast can you get a home to market?

Typical prep-to-live is two to four weeks depending on the work required. If speed matters more than top dollar, they will tell you which prep items to skip and what it costs you.
